According to the TBC Capital monthly report, in October 2024, the Tbilisi residential real estate market recorded 3,658 transactions, reflecting a 12% year-on-year increase and a 7% rise compared to the previous month. Over the first ten months of 2024, the total number of properties sold was 1% higher than in the same period of 2023.
In October, the average asking sale price reached $1,253, marking a 6% increase compared to October 2023 and a 1% rise month-on-month. The total market value for the month reached $296 million, reflecting a 16% annual increase.
Rental prices in October averaged $11.5 per square meter, representing an 8% decrease compared to the previous year, although there was a 1% increase compared to the prior month. The rental yield in Tbilisi stood at 9.7% in October 2024, which is a decrease of 1.4 percentage points from the same month in 2023.
During October 2024, 768 new apartments were sold, an 11% increase compared to October 2023 and a 5% rise from September 2024. In contrast, 2,890 old apartments were sold, reflecting 12% and 7% increases year-on-year and month-on-month, respectively. New apartments made up 21% of the total sales.
The average sale price for new apartments saw a 19% annual increase in October, while prices remained largely unchanged from the previous month. For old apartments, there was a 4% rise in prices compared to the same month in 2023.
Apartments in the 50 to 75 square meter range once again accounted for the largest share (44%) of total sales in October. Larger apartments, over 125 square meters, comprised 4% of the total sales, a 1 percentage point decrease from October 2023. High-priced apartments (over $1,500 per square meter) made up 22% of the total sales, a 4 percentage point increase from the previous year.
In October 2024, Didi Dighomi had the highest number of residential property sales in Tbilisi, representing 26% of total transactions, followed by Saburtalo with a 14% share. Positive annual growth in new apartment sales was observed in Samgori and Didi Dighomi, while Didi Dighomi led in old apartment sales, followed by Saburtalo.
In terms of pricing, the average price per square meter in Mtatsminda exceeded $2,000. There was a noticeable increase in new apartment prices across most districts, while Gldani saw the highest annual price growth for old apartments, rising by 16% compared to October 2023.
