According to a report by Colliers International Georgia on Recov.ge, the weighted average price of newly-built flats in Batumi rose by 20.8% in May 2025, reaching USD 1,203 per sq.m. This surge is largely driven by the primary market, where prices increased by 23.6%. However, the report notes that delays in registering some primary transactions may skew the upward trend, making it appear steeper than it is.
The residential real estate market in Batumi also showed notable growth:
-
Total transactions rose by 8.9%, reaching 1,354 units.
-
Market value increased by 23.7%, totaling USD 76 million.
-
Newly-built flat transactions were up 10.1% YoY.
-
Old flat transactions declined by 3.7% YoY.
The report also mentions a methodological update in price analysis for new projects, which has impacted historical data for 2022–2025.
